The property management division furthers Neighborhood Renaissance Inc’s (NRI) mission to strengthen neighborhoods by exhibiting pride of ownership for our properties and those of our partners with the goal of long term appreciation for the neighborhood and value of the asset. This is accomplished by encouraging strong tenant selection measures and high standards of maintenance with the mission of keeping the homes affordable for working families.

NRI’s Management Division has grown to 4 full-time employees and supervised by the Executive Director and Director of Real Estate.

Directing the team is Caron Knowles, our Property Manager, with decades of real estate experience, she oversees all property management activities. Caron is responsible for the marketing, leasing and management of NRI’s 84 dwelling units as well as our partners’ homes. Vacancies are aggressively promoted on the MLS, supplemented with an extensive email list of Realtors,  referrals from large employers and community based social service agencies. In keeping with our mission of providing affordable homes and preserving neighborhoods, tenants must adhere to strict rules and regulations. Prior to accepting a tenant to occupy a property, credit and background checks are reviewed and objectively scored. A minimum score must be achieved. Further, a home visit is required, as well as extensive income and employment verification to ensure compliance with the NSP, HUD, Section 8 and other grant restrictions rules and guidelines. A management and marketing plan is tailored for each property.

We are especially experienced in the challenging area of scattered site housing, including single family homes and its unique demands such as monitoring and inspecting the properties to ensure they contribute to pride of ownership, delivering regular maintenance and responding to urgent repair needs.

The management team’s credentials include a licensed Real Estate Brokerage subsidiary, local REALTOR association membership, Apartment Manager Certification from the Southeast Florida Apartment Association and licensed Community Association Manger. Additionally, NRI’s staff has extensive certification and training in all aspects of property management including the areas of HUD and Florida Housing Finance corporation compliance.

NRI has written policies and procedures covering the marketing, leasing and management of its properties including financial procedures and safeguards regarding income and expenses. We have developed our own proprietary lease. Each year, NRI produces property level operating statements and budgets, a market analysis and capital investment plan. Asset management services are available to assess and monitor financing requirements, specialized accounting reports and risk analysis.

We are fully insured including: liability, worker’s comp, auto, errors and omissions, and employee fidelity.
